Create a simple routine
Beds made, counters cleared, blinds open, lights on, pet items tucked away, and bathrooms checked. After a few showings, fifteen minutes of preparation can become second nature.
Give buyers privacy
In most cases, sellers should leave. Buyers talk more freely, open closets, imagine furniture placement, and spend more time in a home when they do not feel watched.
Stay reasonably flexible
Relocating buyers may have only a day or two to see homes. Reasonable availability creates more opportunities, and sometimes they cannot simply come back next weekend.
