Being under contract can feel strangely quiet from the outside. Behind the scenes, inspections, financing, appraisal, title work, insurance, and deadlines are all moving at once. We keep those pieces coordinated and make sure you know what needs your attention.

Once the contract is signed, several tracks begin running side by side. You do not need to memorize every deadline. You do need to respond promptly, avoid major financial changes, and ask questions whenever something is unclear.

What happens next

Every transaction is a little different, but most buyers will move through the same core steps before closing.

Inspection and repair decisions

The inspection gives you a clearer picture of the home's condition. We will help you separate routine maintenance from issues that deserve further attention and explain the options allowed by your contract.

Appraisal and loan approval

If you are financing the purchase, the lender will order an appraisal and continue reviewing your loan. Requests for updated pay stubs, bank statements, employment verification, or other documents are normal. Quick responses help keep the closing on schedule.

Keep your finances steady: Before closing, avoid opening new credit accounts, financing a vehicle, making unusually large purchases, changing jobs without speaking to your lender, or moving large amounts of money without documentation.

Title work and homeowners insurance

The title company researches the property's ownership history and prepares the closing work. At the same time, homeowners insurance should be secured early—especially in Northwest Florida, where roof age, construction type, flood zone, wind-mitigation features, and proximity to the water can affect availability and cost.

The final walkthrough

Shortly before closing, we will return to the property to confirm that it is in the agreed-upon condition, negotiated repairs have been completed, and included items remain with the home. It is a final quality check—not a new inspection.
